This situation maintains the market as a seller's market, suggesting potential pricing pressure in the near future if the trend continues. Analyzing square footage and price bands, homes under 4,000 square feet have an average of 14 days on the market, while those over 4,000 square feet average 84 days. Last month, the median days on market was 7. This indicates that most homes are selling quickly when priced correctly, particularly those at or below 4,000 square feet.
